What We Do.

We help activate office towers, transit hubs, and mixed-use developments through curated retail experiences that support daily populations and bring long-term value to the street. Our work focuses on high-profile properties where retail plays a strategic—but not dominant—role in shaping how people move through, engage with, and experience a place.  We partner with developers, REITs, and ownership teams to create retail programs that meet evolving tenant needs, support daytime populations, and bring energy to some of the country’s most recognizable buildings and districts.

In addition to long-term retail strategy and leasing, KHL Retail provides short-term, seasonal, and pop-up activation services that bring immediate energy and utility to underutilized spaces. These activations help animate streetscapes, engage the community, and offer added amenities for tenants, visitors, and office workers—often during transition phases or while permanent retail is being curated. When paired with our long-range merchandising strategy, pop-ups serve as both placemaking tools and real-time feedback mechanisms, allowing the project to evolve dynamically and maintain momentum through each stage of development.
